Economy – transparency, security and value for money
With CASAL, you gain access to a unique holiday home in some of Mallorca’s most sought-after areas – but for only a fraction of the property’s full price. Instead of paying millions for an entire home that, in practice, is only used a few weeks a year, you only pay for the share you need.
You buy a share in a luxury property, which is shared with up to seven other owners. This way, you not only share the investment, but also all the ongoing expenses – fair, transparent and completely without hidden costs.
What does it cost?
- Share prices vary depending on the property's size, location and level. Some properties are located in the heart of Palma, others in charming mountain towns such as Sóller or close to the beach – and the price is adjusted accordingly.
- The monthly ownership expenses typically start from approx. 3,000 DKK per share. This amount covers everything: insurance, maintenance, cleaning, booking platform, concierge service, professional operation and administration. The exact amount depends on the property's price and service level.
Everything is included
When you invest in CASAL, it is an all-inclusive solution. The price you see covers:
- Your legally secured ownership share in the property.
- All costs associated with the purchase in Spain (legal set-up, registration, etc.).
- Interior design and furnishing in Nordic style combined with local charm.
- Access to CASAL's booking and owner service platform, including Concierge and Homeshop.
- Operation, cleaning and maintenance – handled professionally, so everything works when you arrive.
There are no hidden fees, no unforeseen surcharges and no complex contracts. The price you see is the price you pay.

The housing market in Mallorca has experienced stable and significant growth over the past five years. Prices have risen by approx. 10% in the last year alone, and even more in the most sought-after areas.
For you as a buyer, this means that your share not only provides access to a home in the sun, but can also develop into a sound investment.
Flexibility and control
As an owner in CASAL, you are always in full control:
- Fixed concept fee of 12% - i.e. 12% of the price your share costs is CASAL's fee
- If a property is purchased below the list price - then the share price is reduced accordingly (1/8)
- The share price includes all costs for the purchase of the property - typically 12-15% of the property's price in Spain, Italy, France and Portugal
- The share price includes costs for real estate agent, lawyer, notary
- You can sell your share again if your needs change.
- You can trust that the finances of your ownership are well thought out, transparent and responsibly structured.
- You can buy more shares in the same property if you want more time under the southern sun. (max 4 shares per owner per property)
- The share price you pay includes the VAT amount that is settled between CASAL and the P/S company that owns the property

The services that our concept fee covers include:
Property sourcing and negotiation
- Identification of suitable properties (location, condition, potential).
- Price negotiation and due diligence.
- Coordination of purchase agreement and legal review.
Project management and establishment
- Establishment of P/S structure and company documents.
- Coordination with lawyer, auditor and notary.
- Preparation of Owner Agreement, Usage Agreement and Administration Agreement.
Marketing and sales activities
- Preparation of presentation material and prospectuses.
- Campaigns on social media and via CASAL.dk.
- Lead generation, events and customer management until full sale.
Concept and brand management
- Ensuring that the property meets CASAL’s design and quality standards.
- Access to CASAL’s platform, communication, and community.
Design and interior design
- Design proposal
- Purchase of furniture / beds / storage cabinets
- Interior design of the home
Economy and administration
- Preparation of annual operating budget and accounts for the P/S company.
- Handling of joint expenses, payments and liquidity management.
- Collection and invoicing of owner contributions.
- Settlement and bookkeeping of operating costs, insurance, electricity, water, internet, service agreements, etc.
Property operation and maintenance
- Conclusion and management of service and maintenance agreements (cleaning, pool, garden, technology, alarm systems, etc.).
- Planning and control of ongoing maintenance and repairs.
- Implementation of annual inspections of the property.
- Coordination of insurance and damages.
Booking, right of use and owner portal
- Operation of the CASAL booking platform (incl. point-/week system, owner login, calendar management).
Owner relations and governance
- Convening and holding of annual general meeting for the P/S company.
- Preparation of agenda, minutes and decision papers.
- Implementation of board and owner decisions in practice.
