What is CASAL's role when all shares in a home are sold?
CASAL is responsible for the daily operation and administration of the property, so you as the owner can enjoy your property without worries. We take care of cleaning, maintenance, booking, and practical coordination — in short, everything that ensures a safe and effortless experience.
What is the CASAL Community?
CASAL Community is the community of all owners across properties. Here, we share inspiration, news, experiences, and ideas. It is a place where shared ownership becomes shared joy. You decide whether you want to use CASAL Community.
How does CASAL find and select the properties?
We only select properties that meet our requirements for location, quality, and the special atmosphere that makes a house a home. Each property is carefully handpicked to ensure long-term value and a safe investment. We always have access to the historical price development in the area, as well as the expected price development.
When is the property actually purchased?
The property is purchased when the necessary number of shares have been sold, and all legal and financial matters are in place. CASAL handles the process from start to finish, so you as the owner always stand on a solid foundation. This ensures that the right properties are purchased and purchased at the current price in the area. Through our partnerships with local real estate agents, we always negotiate the best price on the property, and we do not buy anything where we do not believe that the price is correct based on the individual agent’s local knowledge.
Can I rent out my CASAL property?
The properties are exclusively for the use of the owners and their immediate family. It is permitted to lend the property to the family, but not to rent it out for payment. CASAL must always be informed about who is staying in the property so that we can ensure safety, quality, and service for all owners.
How does CASAL make money?
CASAL has a transparent business model with a fixed commission fee. We earn partly from the sale of shares and partly from the administration and operation of the properties. Our earnings are rooted in the daily operation and the value we create for the owners — not in speculation or short-term gain. The goal is a stable, sustainable community where both ownership and experience are connected.
What is the difference between CASAL and timeshare?
When you buy a share with CASAL, you become a co-owner of a real property. This is the big difference, and it ensures that whether CASAL exists or does not exist, you have a secure investment in real brick and mortar in an attractive market. The timeshare model is based on only having the time in the property available, and therefore your investment is not secure if the provider stops existing. In addition, in most co-ownership concepts, you will find that your share increases in price in line with the increase in the global and national real estate market. In the areas where CASAL buys properties, much focus is placed on choosing the right areas both in terms of living and economically. Therefore, Co-Living / shared ownership is something completely different than Timeshare and a much safer investment.
Does CASAL own a part of the properties?
No. CASAL does not own shares in the properties. We are responsible for selection, purchase, establishment, and operation, but it is the owners who own the property. This ensures that CASAL does not have any separate interest in the individual properties.
As an owner, do I have influence on the choice of properties?
All properties in CASAL are carefully selected by us to ensure the right quality, location, and overall experience. If you are aware of a specific property that you think could fit into the CASAL universe, we would very much like to hear from you — we are happy to have a dialogue about the possibility.
Who are the other owners with whom I share the property?
It is only possible for private individuals to buy a share in a CASAL property, and all buyers must be approved by CASAL. In this way, we ensure that you share your home with others who share the same values, respect for the place, and joy in the community.
Most ownership circles are put together by CASAL via our network of like-minded people who seek the same balance between freedom, comfort, and security.
If you wish to own a property together with friends or family, we are naturally also happy to help. You can use our legal setup and all of CASAL’s services – so you still get the same security, structure, and experience as in the rest of the concept.
How many owners are there in a CASAL property?
Each CASAL property is divided into 8 shares, where each share entitles you to a minimum of 6 weeks of stay per year.
It is possible for a family to own up to 4 shares in the same property, and thus a property can have between 2 and 8 families as co-owners.
This flexibility makes it possible to put together the ownership circle so that it fits both needs and usage patterns – whether you want many weeks in your home under the southern sun or just a few periods with full ownership and without worries.
How much contact should we have with the other owners?
The contact with the other owners is entirely up to you. Some choose to have ongoing dialogue and share experiences, while others prefer that CASAL handles all communication on behalf of the community.
All the practicalities – from booking and maintenance to balancing wishes – are coordinated via CASAL and our app, so you avoid emails and meetings. If you want contact with the other owners, it can naturally happen directly in the app in an easy and clear way.
In short: You decide the degree of contact yourself – CASAL ensures that the collaboration works smoothly regardless.
What happens to my properties if CASAL no longer exists?
CASAL does not own any of the properties and is therefore not part of the property’s or the company’s finances. Your ownership is completely independent of CASAL as a company — you own your share in a real property with registered rights.
If CASAL should no longer exist one day, the practical consequence would simply be that the owners jointly choose a new administrator to take care of the operation. Ownership and the right to use the property are not affected.
It is precisely here that the difference between CASAL Co-Living and timeshare becomes clear: you do not just own a right of use in a system, but an actual share of the property. Your ownership remains — regardless of who is in charge of the administration.
What is the process for buying a share?
The most common way to become a co-owner in CASAL typically starts with you participating in one of our events or webinars. Here, we present the concept and give an insight into how the holiday home dream can become a reality – without the classic worries that normally come with ownership.
The next step is a personal meeting where we together go through your wishes, needs, and dreams for a future home. That meeting is not just a formality – it is a central part of CASAL’s approach and something that distinguishes us from many foreign players.
With us, ownership is not just about buying a share but about creating a safe, well-thought-out community where the people behind the decision are just as important as the property itself.
We place great emphasis on the ownership circle functioning socially and in terms of values, and therefore we always meet each individual buyer personally. It provides security, presence, and the trust that makes all the difference.
When everything is in place, the purchase is carried out via a professional, Danish-managed process with legal documentation, registration, and start-up of the administration – all handled with the transparency and responsibility that characterize CASAL.

Is CASAL something for us if we dream of buying our own home and living abroad for longer periods in the long term?

We prefer not to share with anyone; it sounds complicated

We already share cars, offices, and holiday homes – not because we have to, but because it makes sense economically, practically, and environmentally. With CASAL, you do not share your private life but a property that is organized with clear rules, structure, and respect for privacy.
Each owner has their own fixed share and right of use, and everything is professionally managed – so you experience the feeling of owning but avoid all the hassle that normally comes with it.

Can we visit the properties CASAL offers?
We are constantly planning viewing trips where you can visit Mallorca and experience a selection of our properties – but most actually choose their property without traveling there.
CASAL ensures that you get all the material you need to make a safe decision from home: detailed presentations, pictures, videos, floor plans, and descriptions that give you a realistic and honest sense of both the property and the area.
When you then want to experience the place in reality, we naturally help to arrange a personal viewing.
In short: you can see and feel the property almost as if you were there yourself – and you choose entirely yourself whether you want to experience it digitally or physically.
Where does the idea come from?
The idea of shared ownership of homes – internationally known as fractional ownership – has its roots in the USA, where the concept arose in exclusive golf and holiday areas in the early 2000s. From here, the model has spread globally, and in recent years, Europe has adopted the concept with great success.
At CASAL, we see a clear movement towards the sharing economy across industries – from cars and boats to planes and holiday homes. It is no longer about owning everything yourself but about owning wisely, flexibly, and with high quality of life. Fractional ownership is simply the modern way to own.
Who is behind CASAL?
The foundation for CASAL was not laid in a meeting room but over dinners, hikes, bike rides, and vacations, where the idea of the good life took shape.
We are three founders with different backgrounds in the real estate market, business development, and facility management, but with one common vision: to create an honest, well-thought-out, and life-affirming alternative to the classic holiday home.
CASAL was created from our own dream – the desire for a relaxing place under the southern sun but without being tied to one property or the practical and economic challenges that normally come with it.
We have therefore gathered a strong team of partners and specialists who ensure the highest quality – from law and finance to operation, design, and service.
CASAL is a premium shared-housing concept built on the values of security, aesthetics, and flexibility – and on the belief that the good life is best lived in balance.
Our focus at Mallorca
Mallorca is the heart of CASAL’s universe – where the Tramuntana mountains meet the Mediterranean, and quality of life is felt in every detail. In cities like Pollença, Valldemossa, Deià, and Sóller, you will find the peace, rhythm, and authenticity that make the island unique.

What are CASAL's competencies for finding the property?
The selection of properties in CASAL is based on many years of experience from both the Danish and Southern European real estate markets. We work closely with local partners, architects, brokers, and developers, so we always have our finger on the pulse in the most attractive areas.
Our team combines business insight, technical understanding, and local presence – we are ourselves on site when properties are inspected, negotiated, and possibly renovated.
This means that we can guarantee transparency, quality, and security throughout the process – from initial screening to key handover.
In short: we only find and select properties we would own ourselves.
What happens in the event of death in the ownership circle; can one inherit a share?
Based on your previous CASAL owner agreement and usage agreement structure, I can say that it will typically be permitted to inherit a share, as the ownership lies in a P/S company, where the share can be transferred to heirs — but the heir must be approved by the company or the other owners before the transfer is formally registered.
How does booking work in CASAL?
How many weeks do I have as an owner?
Each share entitles you to a minimum of 6 weeks per calendar year. In addition, you can book extra weeks through Quick Booking when there are available periods close to arrival.
When do the booking rounds close?
The first booking round closes on the last Sunday in October. The second booking round closes on the second Sunday in March. Then the system automatically distributes the weeks and sends a message to the owners. We only select properties that meet our requirements for location, quality, and the special atmosphere that makes a house a home. Each property is carefully handpicked to ensure long-term value and a safe investment. We always have access to the historical price development in the area, as well as the expected price development.
What is Quick Booking?
Quick Booking is your opportunity to book available weeks at short notice (28 days or less before the start). These extra weeks do not count towards your fixed quota.
What is the waiting list?
If a week is occupied, you can put yourself on the waiting list. If it becomes available, you will receive an offer in the order of registration. If you have an available quota, you can take the week immediately. If you have used your quota, you have 48 hours to release another week without charge.
How far in advance can I book a stay in my property?
You can book your stay up to a year and a half in advance, so you can plan holidays, family stays, and special events well in advance.
CASAL’s digital booking system makes it easy and clear to reserve your weeks, exchange internally, or participate in our flexible point-based scheme.
What are our obligations as a co-owner in a CASAL property?
As a co-owner of a CASAL property, your ownership is both simple and worry-free. You only need to pay your monthly common expenses as well as expenses for cleaning and consumption after your stay – CASAL takes care of the rest.
You have no practical obligations, and all operation, maintenance and administration are handled professionally.
The only thing we expect is that you treat the property as your own and enjoy it as your home under the southern sun.
Can I exchange a week with another owner?
Yes. You can create an exchange proposal directly in the app. When both parties accept, the exchange is registered automatically.
What does the monthly ownership fee cover?
The monthly fee covers all fixed costs of the property: operation, maintenance, administration, insurance and other common expenses. Everything is included, so you can focus on enjoying your place.
How are major maintenance tasks handled?
CASAL coordinates major maintenance together with the owners. We plan the work well in advance, so it is always transparent and coordinated with the community. All properties in the concept are selected based on the fact that no major investments need to be made after takeover.
When is the maintenance week determined?
Two weeks a year are reserved for maintenance on the individual property. These weeks are chosen outside the season and therefore cannot be booked.
Is there an owner committee or board in the ownership group?
At CASAL, we have made it simple and safe for the owners. Twice a year, we invite all owners to share their wishes, suggestions and any changes regarding the property. CASAL gathers the inputs and handles the dialogue across the ownership group, so all viewpoints are heard – without requiring meetings or formal votes.
This model means that as an owner you avoid sitting on a board or having discussions with other owners. Everything is managed by CASAL as part of the overall operation and administration, and decisions are made on a professional, transparent and balanced basis.
In short: no board, no hassle – just a simple and efficient structure where ownership works smoothly and conveniently for everyone.
How do you expect the price of each share to develop over time?
As a starting point, the value of a CASAL share follows the development in the local property market – just like with a traditional property purchase.
When you own through CASAL, you get a share of a specific property with real value. Therefore, the price of the share will typically increase in line with the price development in the market, especially if the property is located in attractive areas such as Mallorca, Southern France or Italy, where the supply of quality properties is limited.
At the same time, the value can be positively affected by the fact that the property is continuously maintained and professionally managed, which protects and often strengthens the property’s condition and value over time.
However, we always recommend that you see the investment as a combination of quality of life and financial security – not just a short-term speculative return.
Why have the properties not already been purchased?
At CASAL, the properties are only purchased when all shares have been sold, as this ensures the best economy for the owners.
If the properties were purchased in advance, significant additional costs would arise in the form of double trading, financing expenses and unnecessary fees – expenses that ultimately only the owners would have to pay.
By only completing the purchase when the ownership group is assembled, we ensure that the entire purchase price goes directly to the property, without additional costs.
At the same time, it gives the opportunity to take into account all owners’ wishes for style, area and expression before the final property is chosen.
Can I sell my share?
Yes. You can sell your share when it suits you. CASAL is happy to help with the process, so the transaction runs safely and simply for both you and the new owner.
What happens to my booked weeks if I sell?
All booked weeks, rights and place in the rotation system are transferred to the new owner. This creates security and predictability for all parties.
How is the quality of the house ensured over time?
You can always contact CASAL via the app or directly to our service team, which is available 24/7. We help with both practical questions, changes and everything that makes your ownership easy.
Do I have to take care of cleaning myself?
CASAL always takes care of the cleaning – both before and after your stay. Your property is ready when you arrive, and you don’t have to worry about anything when you check out.
A fixed amount per stay is set, which covers cleaning and refilling of the things that must always be in the house upon arrival – such as coffee, tea, dishwasher tablets, soap and toiletries.
In the owner app, you can always see the current cost, which is typically around DKK 800 per stay. Everything is handled automatically, so you can just arrive, enjoy the stay – and go home again without practical tasks.
When is the changeover day?
Changeover day is always Monday, so there is time for cleaning and preparation between stays – and because it allows for an extended weekend and often cheaper airline tickets.
If you wish to arrive later than Monday, it is of course also possible. You simply register your arrival day directly in the owner app, so CASAL can ensure that the property is ready for you when you arrive.
In short: you choose when you want to arrive – we make sure everything is ready.
How do you ensure that the owners follow common rules in the properties?
All CASAL properties have clear and simple house rules, which of course must be followed by all owners and guests. It ensures that the property is maintained to the same high standard and that the interaction between the owners functions smoothly.
Our local Guest Manager visits the property between each stay to review the house, ensure the quality and check that everything is as agreed. In this way, both the condition of the property and the good tone between the owners are maintained — without you having to worry about what others have left behind.
In short: common rules, professional follow-up and peace of mind for everyone.
What services does the CASAL concept offer?
CASAL offers a complete service universe that makes your stay effortless from start to finish.
We have 24-hour support, so you can always get help – regardless of time and need. Upon both arrival and departure, our local Guest Manager is ready to welcome you, ensure that everything works, and wish you goodbye.
In addition, you can use CASAL Homeshop Concierge service, where you can order everything from groceries and fresh fruit to the wine you want on the shelf when you arrive. We are also happy to help with recommendations and booking of local experiences, restaurants and activities – all tailored to your wishes.
In short: CASAL takes care of the details, so you can take care of life.
Is smoking allowed in the property?
No, there is no smoking in the property. Smoking takes place outdoors.
Can the ownership group buy extra equipment such as bicycles, etc.?
Yes, the ownership group can easily decide that. Many choose to supplement the property with extra equipment such as bicycles, paddleboards, barbecue equipment or fitness equipment, which increases the experience and value of the ownership.
The decision is made jointly in the ownership group, and the expenses are usually covered via the common funds or by agreement on a smaller extra contribution. CASAL can of course help with purchasing, delivery and maintenance of the equipment, so everything is ready for use upon arrival.
Are pets allowed?
As a starting point, it is not possible to bring pets to the CASAL properties, as we want to ensure a uniform level of comfort and consideration for all owners.
However, we experience that more people are requesting the possibility, and therefore it can be agreed individually in the individual ownership group. If all owners agree, the property can be registered as pet-friendly.
That is one of the points we discuss at the initial meeting with the CASAL team, so we can take your wishes into account from the start and ensure that the ownership group matches your preferences.
Do I have to pay property value tax in Denmark?
When you own a property abroad, you must pay Danish property value tax on your share – in the same way as if you own a holiday home in Denmark.
If you own one share in a CASAL property, you only pay 1/8 of the property’s total property value tax.
CASAL makes it easy for you as an owner: every year you receive the exact amount that must be reported on your tax return. This service is part of your fixed ownership expenses, so you avoid calculations, uncertainty and extra administration.
How much does a week's stay cost?
There is no separate payment for staying in your CASAL property – everything is included in your ownership share and the fixed monthly ownership expenses.
The only thing you pay per stay is a fixed amount for cleaning and refilling of standard items such as coffee, tea, dishwasher tablets, soap and toiletries. The amount always appears in the owner app and is typically around DKK 800 per stay.
In this way, everything is prepared when you arrive – and you can go home without having to think about cleaning up or practical details.
What do the monthly common expenses cover?
The monthly ownership expenses typically start from approx. DKK 3,000 and cover everything needed to ensure a carefree ownership experience.
This includes maintenance, insurance, operation, cleaning, administration, local taxes and CASAL’s service and support. In other words, you do not have to think about extra bills or unforeseen expenses – everything is collected in one transparent payment.
The exact amount depends on the property’s size, location and level, but common to all is that the expense gives peace, overview and full service all year round.
Are funds set aside for maintenance?
Yes, the ongoing maintenance is paid via the common expenses, so the property always appears in perfect condition without unforeseen costs for the owners.
All CASAL properties undergo a thorough review and preparation before takeover, so you as an owner get a home that is 100% in order from the start. After this, CASAL provides planned maintenance, fixed service inspections and continuous improvements as a natural part of the administration.
In short: you own – we maintain.
How is the price of our CASAL property share determined upon sale?
You decide the offer and sales price for your CASAL share yourself – just like when you sell an ordinary property. The price is determined based on the market, where supply and demand ultimately determine the sales level.
CASAL is happy to help you throughout the process. We can assist with assessing the market price, preparing sales postings and contacting potential buyers through our network.
We collaborate with both local estate agents and use our own CASAL market team, which has access to continuous market data and demand analyses. This ensures that your share is priced realistically – and sold on the best possible terms.
How do I sell my share?
You can choose to find a buyer yourself – or let CASAL take care of the entire process. Many choose a combination, where we help with visibility, marketing and the legal aspects, while you yourself have the opportunity to bring a buyer in from your network.
Thanks to CASAL’s legal structure, it is easy to sell a share. You simply sell your share in the company that owns the property – without traditional registration or trading costs.
If you want CASAL to handle the sale as a full-service solution, there is a fixed fee of 5% (ex. VAT) of the sales price, which covers everything from marketing and buyer dialogue to legal handling and transfer.
In short: we make it easy, safe and transparent to sell your share – on your terms.
Is a property purchased for all the money that is paid in?
Yes. The entire amount paid goes directly to the property – including purchase of the property, local tax and fee, notary, lawyer, estate agent, other costs, design proposal, interior design, furniture, beds, all other inventory and CASAL’s fee for establishment and administration.
If CASAL’s property team manages to negotiate a lower purchase price on the selected property, the savings will fully benefit the owners in the form of a corresponding reduction in the share price.
CASAL works with full transparency throughout the process. We always buy the property on behalf of the owners, and therefore we believe that any price advantage should naturally accrue to them – not us. It is part of our basic philosophy of security, trust and fair ownership.
What costs are associated with our purchase?
When buying a share, you pay the share price as well as 12 months’ common expenses in advance – and nothing else.
There are no hidden fees, registration fees or extra costs. Everything is collected and transparent, so you know exactly what your purchase costs from the start.
The prepaid period covers operation, maintenance, insurance, cleaning and administration, so you as an owner can start using your property from day one – without unforeseen expenses.
Can I mortgage my ownership share?
You cannot mortgage your ownership share directly. All investments in CASAL properties are paid in cash, and the properties are also traded in cash.
This means that there is no debt in the company behind the property, and thus no liabilities for the owners – an important part of the security and stability that characterizes the CASAL concept.
However, many choose to have a dialogue with their bank to release capital through restructuring of existing loans. This can for example be done by utilizing equity in your own home or holiday home, taking out a mortgage loan secured by another property or realizing funds from investments.
In short: you own cash – but the financing can of course be adapted to your overall economy.
When must the money be paid?
The purchase process itself is simple, safe and fully transparent.
When all shares in a property are sold, you will receive an official inquiry from CASAL. From here, you have 7 days to deposit the purchase amount for your share in a closed lawyer’s account.
When the payment is registered, CASAL initiates the purchase of the selected property.
The funds remain safely placed in the lawyer’s account until all legal aspects are in place, after which the amount is transferred directly to the seller.
Throughout the period, we keep you continuously informed about the process – from signature to expected key handover.
In short: a structured and secure process, where you as an owner always have a full overview.
What is the fee to CASAL?
CASAL has a fixed fee of 12%, which is already included in the stated price for the share – so there are no extra fees on top of the purchase price.
This fee covers the entire process from property selection, negotiation, legal structure, furnishing, administration and preparation – everything that ensures that your property is ready in full CASAL standard upon takeover.
Upon a resale of an existing share, CASAL takes a fee of 5% (ex. VAT) of the share’s price, if you choose our full sales service, where we handle everything from marketing and buyer contact to contract and transfer.
Who has control over the funds that the owner pays?
All paid funds are handled with full transparency and security.
The investment amount and deposit are paid into a closed lawyer-client account, which is administered by CASAL’s external lawyer. The funds can only be released once all legal documents have been signed and the purchase of the property is secured for the owners.
After the purchase is completed, the funds are transferred to the co-ownership’s account, which is owned by the P/S company behind the property. From here, funds can only be disposed of by a representative of the co-ownership in accordance with the articles of association and the owners’ agreement.
In short: your money is safe – and will not be released until everything is in place.
Can I invest with company funds or pension funds?
As a starting point, it is only possible to purchase a CASAL share as a private individual. This is due to the tax regulations regarding ownership of foreign properties through personally owned P/S structures.
However, if you wish to invest through your company, holding company or pension funds, you are always welcome to contact us.
CASAL has alternative investment concepts targeted at business and capital structures, where returns, taxation and ownership are handled differently.
In short: as a private individual, you buy directly – but there are solutions if you want to invest via a company or pension.
How are the property transactions financed?
All properties in the CASAL concept are purchased in cash – no loans are taken out on the property.
This means that the property is always free of debt, and that as a co-owner you are not liable for the finances of others. This structure has been deliberately chosen to create security, simplicity and transparency in ownership – both at the time of purchase, operation and any later sale.
In short: you own a debt-free share of a debt-free home.
How do we finance the purchase of a CASAL share?
Most people finance the purchase of a CASAL share through equity in their own home in Denmark or via savings in securities, cash or pension funds.
Our financial partner, Sparekassen Danmark, offers a personal review of your finances and can advise on the most advantageous way to release capital – e.g. through refinancing loans or utilising existing equity. You can also contact your current bank, and if they want a dialogue with us about the concept, etc., we are of course ready to participate in a meeting with your advisors.
In this way, you can invest in your dream home under the southern sun without unduly burdening your daily finances.
Who is listed as the owner on the title deed to the property?
The property is owned by a Danish P/S company, where you as a co-owner own a share of the company, which in turn owns the specific property.
This means that ownership is legally registered through the company structure, which makes it both safe and administratively simple — without the need to be registered individually abroad.
CASAL is responsible for the entire legal structure and ensures that everything is correctly set up, insured and administered in accordance with local legislation.
In short: you own a real part of a specific home, but without the practical and legal complications of owning it alone abroad.
What if I happen to damage something in the property during my stay?
If you accidentally damage something in the home, CASAL will ensure a quick replacement or repair, so that the home is always in perfect condition for the next owner.
Minor damage or replacements are typically covered by the joint expenses, while major damage is handled individually and settled with the responsible owner – unless the damage is covered by insurance.
Everything is coordinated by CASAL’s local Guest Manager, so you don’t have to worry about the practicalities and can enjoy your stay without worries.
Do we need our own advisor when we are going to buy a CASAL share?
Our concept has been thoroughly worked through and approved by both a lawyer, auditor and bank, so you can be completely confident that everything legal and financial is in place.
If you still wish to involve your own advisor, you are very welcome to do so — and we, or one of our own advisors, will be happy to participate in a meeting with your advisor to review the structure, answer questions and ensure that all matters are clear.
The most important thing for us is that you feel 100% safe and well-informed before making your decision.
Do we actually own the properties?
Yes, it is a question of real ownership. Each home is owned through a Danish P/S company, where you own a share that corresponds precisely to your part of the property.
Although the ownership is legally in the company, in practice it means that your share is equivalent to your name being on the title deed. So you own a real part of a specific home – not a right of use or timeshare – and you are protected by Danish company law and Danish legislation.
What happens if an owner does not pay their monthly expenses?
If an owner does not pay their monthly joint expenses, CASAL can – in accordance with the agreement – exclude the defaulting owner. This will result in a forced sale of the ownership share, and the proceeds from this will be used to cover the missing payments.
The other owners will never be financially affected by such a situation. It is only the defaulting owner who may suffer a loss in this context.
This process is clearly regulated in our agreement documents, so there is full security and transparency for all parties from day one.
How am I legally protected in relation to my co-ownership?
In a P/S company, you are only liable for your own share, and never for the obligations of the other owners.
The risk is also very low because:
- all owners pay their share in cash,
- the home is purchased in cash without debt, and
- a deposit is paid corresponding to 12 months’ joint contribution, which functions as extra security for the operation.
This means that you stand safely and legally protected as a co-owner of a debt-free property under Danish company law.
How are the properties insured?
All properties under CASAL are fully insured through local, recognised insurance companies, which cover both building, contents and liability.
CASAL ensures that each home is insured in the most responsible way, so that both property, owners and guests are covered in the event of damage, fire, burglary or other unforeseen events.
The insurance policies are reviewed regularly to ensure that the coverage always matches the property’s value and use.
What is a share in CASAL Co-Living?
A share in CASAL Co-Living gives you real ownership in a specific home, which is shared with up to seven other families through a well-thought-out and legally secure structure.
You become a co-owner of the Danish P/S company that owns the property – and your share typically corresponds to 1/8 of the home. The ownership gives you six weeks of right of use per year, distributed via a flexible booking system, so you can plan your stays according to season, wishes and needs.
All the practicalities – operation, cleaning, maintenance, insurance and administration – are taken care of by CASAL, so you can just focus on enjoying life in your home under the southern sun.
In short: You get all the benefits of owning, without the challenges and obligations that normally come with owning a home abroad.
Can the ownership group sell a property?
Yes, the circle of owners can decide to sell the property if it is deemed to be the right thing for the community. However, a sale requires that a minimum of 80% of the owners in the P/S company vote in favour of the decision.
A sale may, for example, be relevant if the home is no longer used to the same extent as before, or if the owners wish to replace it with another property in a new destination.
In such cases, CASAL handles the entire process — from valuation and sale to possible reinvestment or distribution of the proceeds among the owners.
Can the ownership group buy a new property for the ownership group?
Yes, it is possible for the circle of owners to buy a new property, but it requires 100% agreement among all owners in the P/S company.
Such a decision may, for example, be relevant if the circle of owners wishes to replace an existing home with a new one, or if a special opportunity arises that everyone wishes to invest in together.
CASAL naturally assists with the entire process – from valuation and negotiation to purchase, legal structure and administration of the new property.
Will we be taxed on the sale of a CASAL share?
Ownership of a share in CASAL Co-Living is equated for tax purposes with owning a holiday home yourself – the single-family house rule therefore applies.
This means that you are not taxed in Denmark on any profit from the sale or use of your share, as long as the current Danish rules remain unchanged.
However, in some countries there may be local rules on capital gains tax, which may apply to a later sale – just as if you owned a holiday home directly abroad. CASAL is happy to advise on this in collaboration with tax experts, so you get a full overview.
Can we end up having to pay more in deposit in a share than expected?
No, as a starting point, the price for your share is fixed upon reservation and will not be changed. The entire CASAL model is based on transparency and security, and therefore no extra costs are added along the way.
Can we end up having to pay less in deposit in a share than expected?
Yes, it can happen. If CASAL achieves a better purchase price than expected in the negotiation of the property, the entire saving will benefit you as owners.
This means that the final price of your share may be lower than first stated, as we always trade the homes in cash and exploit market opportunities for the benefit of the circle of owners.
